We assist buyers and investors who want to make sure they are getting a fair price and sellers determine a realistic asking price, increasing the likelihood of a fast sale. We help mortgage lenders in determining the value of property as collateral against the loan. Our reports are completed by experienced appraisers with at least 18 years of experience in the industry. Divorce appraisals require a specialized skill set and expertise. Our appraisers can provide retrospective appraisals such as the filing date, marriage date, separation date, or purchase date, rather than today’s date and can provide accurate valuations to help with the division of property during a divorce. Often both the retrospective value and current market value are needed for divorce. Using the correct forms is essential to not create an invalid appraisal.
Probate Appraisals
Probate appraisals are necessary when a property is left to one or more heirs or beneficiaries. Our appraisers can provide accurate valuations to help with the disposition of assets under a will or in probate. A probate case often requires a retrospective appraisal. This involves the deceased person's property to be appraised in order to determine the market value of the home as of the date of death.
